This year’s Spring buying season has been pretty crazy for most agents around the country, as most of our own clients have been experiencing. Many agents are working on-the-go constantly, serving their buyer and seller clients with little free time to work ON their business. So the marketing efforts that were strong during the slower months, tend to be lackluster or non-existant during this busy time. So do you need a little push or a jump start to your real estate marketing that doesn’t take a whole lot of time? Here are 10 real estate marketing tips you can put into action right now to get you going.
1. Narrow Your Focus
Easier to be great and consistent on just a few networks, than to be mediocre on ALL of them. Focus your social media efforts on 2-3 of your most favorite channels, and the ones where your target market is on the most. Focusing your efforts on fewer networks will help you stay consistent, and reduce the time spent on networks that are less engaging and lucrative for your business.
2. Complete All Your Bios & Profiles
Today’s buyers and sellers are turning to the internet first when looking for real estate information. They are most likely to see YOU first via your online profiles, so first impressions are everything. Be sure to fill in ALL the information in your online bios and social media profiles completely. This makes it easy for prospects to find you and connect with you. And don’t forget to make sure they have clear ways to get in touch with you and a calls to action.
3. Make use of Live Video
If you haven’t noticed yet, video has taken over your Facebook feed. In 2017, Facebook Live is pretty much the most powerful tool on the internet. On users Facebook feeds, live video is given more weight so more likely to be shown. Plus they get a significant amount of exposure and engagement compared to other content. Go live easily by grabbing your smartphone, and spend 5 minutes or more talking about something valuable for your buyers or sellers right from your business page. Best part is, this will cost you nothing! So go live and go often.
4. Start a Weekly Series
Create a weekly series on your blog or video channel (Live and/or YouTube) that highlight a local business, a specific neighborhood or “things to do” in your market area. Starting a regular series that highlights locally themed content builds the know-like-trust factor for your audience by showcasing your knowledge of your market area. Plus it is a way to build a consistent body of content posted on a regular basis. Quick tip: If you have a free afternoon, create a bunch of the posts/videos for your at once so you can gradually release on your channels on a schedule.
5. Instagram Your Latest Listing
Got a brand new listing? Have a listing that is “coming soon” to the market? Hop onto your Instagram and post pictures of it to announce it or give a insiders sneak peek. It’s quick and easy, and Instagram now allows you to have multiple photos per post so you can showcase as much as you like. Better yet, make it a video walkthrough.
6. Amp Up Your Images
A picture is worth a thousand words. In a recent post I read on the power of visual content, people are likely to retain only 10% of what they read, but 65% of what they see. Images are more likely to grab attention and engagement more than posts with texts. So show it, don’t say it. An easy way to make cool, eye catching visuals for all of your content is by using Canva. It is super easy to use and has many templates to choose from to inspire your designs.
7. Create A Schedule
The best way to keep your all of your real estate marketing consistent is to create a schedule. So start up a weekly marketing & social media schedule and stick to it. Planning and organization are keys to crushing it in your content marketing. So make use of an Editorial calendar to brainstorm, plan out your content and put it into a schedule you can reasonable stick to. Consistency is key to staying in front of your your followers.
8. Repurpose Previous Content
You may not realize it, but you can recreate content of yours that you have already posted. Easily repurpose your previous marketing content and make something new with it. Take a great video or podcast episode of yours and turn into a blog post. Or take a collection of your best articles and make it into downloadable guide to help increase lead generation.
9. Gather Testimonials
Draw from the positive experiences of your past clients. Grab your camera phone and ask the buyers you’ve been working with this busy season to describe what it is like having you as your agent. Email past clients a short survey, politely ask them to write something up or do a LinkedIn recommendation. Testimonials shows your prospects you’re a trustworthy agent that can get the job done.
10. Pick up the Phone
It is quite popular for today’s agents to try and rely on the online and digital marketing strategies only. But the most successful agent will tell you, that sometimes a more personal, hands-on approach is needed to convert those leads. You must at times, pick up the phone and call them. And sometimes it can take 6 or 7 attempts before they even answer. It’s a waste of time to just put incoming leads on a drip campaign and expect that autopilot would bring them to you. Sometimes emails are much easier to ignore than a phone call. So pick up the phone and reach out and TALK to them. And while you are at it, hit up your database of your sphere of influence.
