Marketing your business and your lisitngs starts with a plan. It’s not something you can do one thing one month, say it’s not working, and then change strategies. Sadly, I see a lot of people try that. You need to start with a plan and you need to give it time to work to get a true reading on your return on investment. This is important for every marketing effort you put into place.
Listing Marketing, Social Media Marketing, Direct Mail, Email Marketing, Telemarketing, and the list goes on all have unique puposes and you’ll have unique goals. Let’s take a look at what I mean.
If you’re marketing a new listing you probably put up a sign, enter it in the MLS, create a virtual tour, send out a postcard, post it to Craigslist, and create a virtual tour. Each piece should have a goal. The sign will create awareness in the community and can generate more listings.
Likewise, mailing a postcard to the neighborhood announcing the listing can bring in more listings or it can bring in buyers that have told neighbors in that area they want to move to that neighborhood. Entering it into the MLS is going to get the attention of other agents that can bring in buyers, and a virtual tour will help online shoppers to get a sense of walking through the home and potentially lead them to pick up the phone.
Posting it to Craigslist will gain you the interest of any buyers or investors that comb the site regularly to look for homes that are just entering the market or that have price reductions, and email marketing will put you in the mind of your database and remind them that you are in the real estate business. Telemarketing gets the word out to the list you are calling and can generate buyers or sellers. You get the point that each item has a goal. It’s not something that can be haphazardly done.
Part of reaching your marketing goals is to understand who it is that you will reach with your various marketing pieces. You need to know who they are, what they want, what their motivation is, and so much more in order to reach them. There is nothing blind about a successful marketing concept. Even with knowing all of that, there will still need to be tweaks and adjustments to keep it relevant.
Another portion of a good marketing plan is knowing what your competition is doing. By knowing what your competition is doing you can take an objective look at what you can do differently to stand out from the competition. A good marketing plan will help you to do this. The last thing you want is to look exactly like everyone else. And honestly, you are totally unique in your personal approach. You can’t be the same as Andy Agent because you’re NOT Andy Agent. This is what will differentiate you from your competition.
